My wife and I recently decided to sell our lifestyle property in Ladbrooks. We engaged the services of Jenni Rolton from Harcourts. After some discussion it was decided that we should sell by way of auction, with a four week marketing campaign leading up to the auction. We must add that both my wife and I were very apprehensive about an auction. We had taken two previous properties to auction and while they did eventually sell neither sold at auction.  Jenni Rolton developed a excellent marketing campaign. Her suggestions on how the property should be presented with subtle but very worthwhile changes both inside and outside the property. Her ability to foster a relationship is quite outstanding.  The day before the auction Jenni bought our auctioneer Phil McGoldrick to view the property. We were extremely impressed with his professionalism and advice, regularly taking notes and memorising the key attributes of our property. As we worked through issues such as starting price, reserve and his tactics as the auctioneer we quickly realised our property was in good hands.  On the day of the auction, we were put at ease by Jenni Rolton and Phil McGoldrick. Phil did an excellent presentation of our property, anyone there who was interested could not help but be impressed. He conducted an excellent auction, seemingly knowing the exact time to call the property to market and eventually achieving a very satisfactory result, surpassing our reserve.  We were also fortunate during the auction process to have Jenni Rolton and other Harcourts staff working with intending purchasers. My son died very suddenly at Christmas and as administrator of his estate I had to sell his property in Shirley.  An old friend of both of us recommended that I ask Jenni to market it.  I had the disadvantage through all of this being in the UK.  I feel that in these circumstances Jenni has done a lot more than I would normally expect from someone simply selling a house.  There were legal formalities to be dealt with and during the delay Jenni had the property thoroughly cleaned and prepared for sale.  She sent me photos so that I could see how well the property then looked.  She kept an eye on the property and then liaised with a helpful neighbour.  She also arranged for the garden to be kept in order during much of summer and early autumn.  I have been very grateful for Jenni's guidance on various matters and her recommendations for resolving them.  As soon as the legal matters were resolved she marketed it very efficiently resulting in a very speedy sale at a price which I feel was fair to both seller and buyer.  I was particularly grateful for this effeciency as the estate was incurring the costs of mortgage interest and I faced the threat of the property being unoccupied through the winter.  At all time I was kept very closely in touch with what action had been taken and how matters were progressing.  I have appreciated the very helpful and friendly commucations from Jenni and from her PA Julia and the way that they have also kept in touch with my NZ solicitors.  All in all they have made this aspect of what has been a very difficult time a lot easier than it might have been.  I could not recommend Jenni highly enough, especially where the vendor is not able to look after a property himself.  I have already expressed my very strong gratitude to the friend who recommended her.

Despite the months slipping by we have not forgotten all your efforts and help to find a buyer for our little house in Rutland Street. Please forgive our tardiness in sending this thank you email but due to our eight weeks of travel, Jim’s health scare then diving right back into the business here we’ve been rather neglectful in writing to you. It was by sheer luck that we met you whilst trawling the internet for properties in Christchurch early last year and then a follow up meeting over Easter to discuss the sale of our properties. We were both struck by your professionalism, knowledgeable manner and friendliness. Sadly not all real estate agents measure up to your standards. Once we eventually had the earthquake repairs set to commence and we decided to place the property on the market you provided us with unending support and certainly went well beyond the norm to assist us.
